Over the years, GLL Development & Management president David Wall has created other San Francisco buildings that pushed the design envelope. The much touted 199 Fremont Building that Wall developed a decade ago was recognized at the time as a groundbreaking concept, incorporating new technologies such as independent energy capabilities and other breakthroughs. This all led to a quick lease-up in a stable business location in the then fledgling South of Market business district.
When it was completed in 2000, the project exemplified the developer's commitment to quality details and originality in using urban spaces to create people-friendly environments. Wall restored an old three story building on one corner of the 199 Fremont site to provide a home for the popular Town Hall Restaurant. To inspire a usable public space, the developer brought in huge Sierra boulders, trickling water, and poetry in soft relief on surrounding walls to conjure up a much-valued and timeless urban quiet space - a spiritual place which drew acclaim at the time, and still does today.
199 Fremont Street in San Francisco, California is a 405,000 square foot Class A office building that was developed in 1998 to 2000 as a direct development by the Fremont Group. The project was 35% pre-leased in 1997. Its major tenants are AON and the Fremont Group.
Washingtonian II in Gaithersburg, Maryland is a 285,000 square foot mid-rise Class A office building that was acquired in 1991 with adjacent existing building (Washingtonian I) under a land-banking strategy. It was 100% pre-leased to Marriott International and developed in phases, with the first phase completed in 2002 and the second in 2004.
270 Center in Gaithersburg, Maryland is a 243,000 square foot Class A shopping center, built in 1993 with the second phase completed in 2006.
BSR Center in Budapest, Hungary is a 214,000 square foot Class A office building that was acquired in 2005 with a forward purchase commitment when the project was 30% complete. For this development, GLL partnered with a strong local developer, while reserving major decision-making rights. The project was completed in 2007.
Roosevelt Ter in Budapest, Hungary is a re-development of former Communist Party headquarters for expected rebirth as a new project at this 100% location in the historic center of Pest overlooking the Danube and the Castle of Buda. The project involved a complete renovation and expansion of building and adjacent street, which was turned into retail pedestrian zone. This project was structured as a development Joint Venture with a local partner. The upper floors were pre-leased to a major European energy concern.
IBC II in Warsaw, Poland is a 209,000 square foot Class A office development project. It was acquired together with the completed IBC I Tower adjacent. The project was forward-purchased prior to commencement as a Joint Venture structure with a strong local developer with GLL reserving major decision-making rights. The project was 85% leased prior to completion.
